The site is located approximately 1.8 miles north east of Leeds city centre in the Buslingthorpe conservation area and fronts the A61 Scott Hall Road a main arterial route into central Leeds.

The site was historically used as a tannery and extends to approximately 4.62 acres (1.87 hectares). It is irregular in shape and slopes from north to south with various plateaus. The site is vacant.

At the northern edge of the site is a detached three storey office known as the Dyson building fronting Buslingthorpe Lane which provides approximately 9,044 sq ft.

To the rear south west section of the site is a terrace of industrial units known as Penraven Industrial Estate which provides approximately 6,416 sq ft. These units are accessed from Jackson Road and have a self-contained yard area.

To the south-eastern section of the site is a former mill building known as the Peter Laycock building which is accessed from Education Road.
