  • Compliance with statutory requirements, insurers warranties and best practice as applicable

Reporting and MI

  • Report content and format agreed at outset with each Client
  • Includes rent, arrears, costs, balances held, issues and voids to provide a detailed view of the current performance of the assets
  • Surplus rent monies remitted to client each month, as required by the Client
  • Cash flow forecasting: If required a detailed forecast with supporting assumptions will be produced based on our review of the specific assets and our experience of similar assets already under management
  • 12 month forecast by month with full year figures projected for year 2 onwards to assist the Client in strategy formulation and decision making

We offer a focussed and professional service to property owners and investors, including a full asset management service, acquisition and disposals, valuation, lease advisory and related professional advice. We charge our clients, (who include Owners / Landlords, Receivers, Administrators), a fee for managing the property. This fee is typically a percentage of the passing rent or of rent collected and varies between 8% and 15%, depending on the property type, location, condition and whether occupied or not.

We do not charge tenants for our services. Charges incurred in repairs, maintenance and compliance and charged to our clients at cost unless the work has been caused directly by the tenant and it is found to be their responsibility to pay. In which case, the charge will be made to the tenant, once again at cost only.
